Why Hayes gets rodent problems
Two things drive it locally. The first is the Grand Union Canal, which runs straight through the area. Canal banks, towpath vegetation and the ground alongside them support a permanent rat population that pushes into back gardens, sheds and outbuildings, particularly from late summer onwards as the weather turns.
The second is the building stock. Hayes grew fast around its factories, so much of it is interwar semi-detached and terraced housing with suspended timber floors, open cavities and generous eaves. Once a mouse is under the floor of one house on a terrace it can travel the length of the row through the party wall voids without ever coming outside, which is why neighbours often find they all have the same problem at the same time.
The redeveloped industrial sites around the Old Vinyl Factory and the estates off Coldharbour Lane add to it. Demolition and groundworks displace established rat colonies, and they move into whatever is nearest, which is usually residential streets and the food businesses along Station Road.
What we do
The technician surveys the property first, following droppings, smear marks and gnawing back to the harbourage and the entry route rather than guessing. Treatment is matched to the property: tamper-resistant bait stations, break-back trapping where there are children, pets or food on site, or a combination.
Once the property is clear we proof it. Gaps are sealed with stainless steel wool, rodent mesh, metal plate and mortar, and doors get rodent-proof brush strip. We do not rely on expanding foam or sealant, because rodents chew through both. Air bricks are meshed rather than blocked, so the wall still breathes.
Where rats are involved we also check the drainage. A cracked or unsealed drain run is the most common route into an older Hayes property and the one most often missed, and no amount of bait fixes a broken pipe.
